Tirana Boulevard – Architecture, Technology, and a Vision Shaping the Capital of the Future
At the heart of Tirana’s New Boulevard, a development unlike anything previously built in Albania is taking shape: Tirana Boulevard. More than a construction project, it represents a new direction for the city’s architectural and urban future.
The project brings together two internationally recognized names in architecture and engineering: MVRDV and ARUP. MVRDV is known for landmark projects such as Markthal and Depot Boijmans Van Beuningen in Rotterdam, while ARUP has contributed to major works including the Sydney Opera House and Sagrada Família.

Smart engineering and technical safety
Tirana Boulevard, as one of the most modern real estate projects in Albania, implements advanced technologies that meet the highest international safety standards:
- 14 high-speed elevators, including two “fire-rated elevators” for emergency evacuation.
- Clean-air pressurization system on the ground floor, allowing firefighters access to every level.
- Pressurized emergency staircases and dedicated evacuation areas
- Sprinkler systems and indoor fire hydrants, activated by smart thermal sensors.
This integrated approach provides not only maximum protection, but also peace of mind for residents and building users.
The bridge that connects more than two towers
One of the project’s most distinctive elements is the structural bridge connecting the two Tirana Boulevard towers. Designed by ARUP, this structure functions as a unified system that responds as a single body in the event of an earthquake. This represents a major innovation in residential construction in Albania.
Sky Village – a vertical community
Located on the 21st floor is the “Sky Village“, a functional terrace that allows natural light and ventilation to reach all the floors above it. This area creates the feeling of a mini-neighborhood in the sky, where the community coexists in a bright, well-ventilated, and private environment.
Art and cultural identity
The architecture of Tirana Boulevard is inspired by Albania’s cultural heritage.
- The colors and textures are influenced by Ibrahim Kodra’s work “Composition in Pink”
- Urban Room, an interactive space on the ground floor, brings traditional carpet motifs to life through modern technology and contemporary materials
This building speaks the language of Albanian and international art – and of the future.

More than a building
Tirana Boulevard is a multifunctional project that includes:
- Modern apartments
- Offices built to international standards
- Commercial spaces
- Community spaces
- Urban Room for cultural and aesthetic dialogue
This complex is not simply a place to live or work – it is a new urban center in the heart of Tirana.
